{"id":27761,"date":"-0001-11-30T00:00:00","date_gmt":"-0001-11-29T23:19:16","guid":{"rendered":""},"modified":"-0001-11-30T00:00:00","modified_gmt":"-0001-11-29T23:00:00","slug":"La-baisse-du-taux-d-interet-et-son-impact-sur-les-credits-immobiliers","status":"publish","type":"post","link":"https:\/\/plumeseconomiques.com\/fr\/Dossier\/La-baisse-du-taux-d-interet-et-son-impact-sur-les-credits-immobiliers\/","title":{"rendered":"La baisse du taux d&rsquo;int\u00e9r\u00eat et son impact sur les cr\u00e9dits immobiliers"},"content":{"rendered":"<p style=\"text-align: justify;\"><em><strong><span style=\"font-size: 12pt; font-family: georgia,palatino;\"><span style=\"font-size: 36pt;\"><img loading=\"lazy\" decoding=\"async\" style=\"margin: 2px 10px 5px 2px; float: left;\" alt=\"logement\" src=\"https:\/\/www.plumeseconomiques.com\/images\/M_images\/Aout-2013\/logement.jpg\" height=\"350\" width=\"350\" \/><span style=\"color: #3366ff;\">P<\/span><\/span>r\u00e8s de 53% des habitants du grand Tunis estiment que la baisse du taux<\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\"> d&rsquo;int\u00e9r\u00eat n&rsquo;a pas un impact sur la d\u00e9cision de solliciter&nbsp; un cr\u00e9dit <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">bancaire pour le financement d&rsquo;un logement, selon les r\u00e9sultats d&rsquo;une <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">enqu\u00eate effectu\u00e9e par l&rsquo;Institut national de la consommation (INC). <\/span><\/strong><\/em><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">L&rsquo;enqu\u00eate, dont les r\u00e9sultats ont \u00e9t\u00e9 pr\u00e9sent\u00e9s en Juillet 2013, a \u00e9t\u00e9<\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">effectu\u00e9e aupr\u00e8s d&rsquo;un \u00e9chantillon de 700 personnes a expliqu\u00e9 <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">M.Tarek Ben Jazia directeur des \u00e9tudes et des analyses \u00e0 l&rsquo;INC.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">Selon les r\u00e9sultats de l&rsquo;enqu\u00eate, 72% des interview\u00e9s pensent que les <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">proc\u00e9dures bancaires ainsi que la mensualit\u00e9 pr\u00e9lev\u00e9e, ont un impact sur<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">la d\u00e9cision de recourir un cr\u00e9dit. <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">Pour 45,5% des personnes enqu\u00eat\u00e9es, la taux d&rsquo;int\u00e9r\u00eat appliqu\u00e9 sur les<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">cr\u00e9dits logement est \u00e9lev\u00e9.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">L&rsquo;enqu\u00eate a, en outre, r\u00e9v\u00e9l\u00e9 que 52,4% des interview\u00e9s estiment que le <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">montant de financement est inad\u00e9quat par rapport au co\u00fbt du logement, <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">tandis que 65,3% pensent que la p\u00e9riode de remboursement des cr\u00e9dits<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">logement est raisonnable.<\/span><br \/><span style=\"font-size: 12pt; font-family: georgia,palatino;\"><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">Les r\u00e9sultats ont montr\u00e9 \u00e9galement que 47,6% des enqu\u00eat\u00e9s consid\u00e8rent <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">que l&rsquo;apport en fonds propres exig\u00e9 est \u00e9lev\u00e9, 31% estiment que la <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">condition de garantie est inappropri\u00e9e et 48% voient que les proc\u00e9dures<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">d&rsquo;octroi des cr\u00e9dits sont inad\u00e9quates et assez complexes. Ils ont, en <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">plus, d\u00e9voil\u00e9 que 58,3% des personnes interrog\u00e9es ont financ\u00e9<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">l&rsquo;acquisition de leur logement par un cr\u00e9dit bancaire.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">Sur un autre plan, l&rsquo;enqu\u00eate a r\u00e9v\u00e9l\u00e9 que 27,9% de l&rsquo;\u00e9chantillon ne sont <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">pas satisfaits de la qualit\u00e9 de leur logement actuel pour des raisons <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">d&rsquo;inconfort et d&rsquo;esth\u00e9tique, en plus de l&rsquo;inad\u00e9quation du co\u00fbt du<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">logement par rapport \u00e0 son \u00e9tat, selon l&rsquo;\u00e9valuation de la majorit\u00e9 des <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">personnes interrog\u00e9es( 81,8%).<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">D&rsquo;apr\u00e8s M.Ben Jazia a indiqu\u00e9 que 15% des personnes interview\u00e9es ont<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">exprim\u00e9 leur volont\u00e9 de devenir propri\u00e9taire de leur propre logement et <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">de changer ainsi de statut de locataire.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">Au chapitre de la construction, 86,3% des enqu\u00eat\u00e9s pensent que le co\u00fbt<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">d&rsquo;acquisition et de construction des terrains est \u00e9lev\u00e9 et 37,6% <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">consid\u00e8rent que la main d&rsquo;\u009cuvre sp\u00e9cialis\u00e9e n&rsquo;est pas disponible et que<\/span> <span style=\"font-size: 12pt; font-family: georgia,palatino;\">son co\u00fbt est \u00e9lev\u00e9.<\/span><br \/><span style=\"font-size: 12pt; font-family: georgia,palatino;\"><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">Pour 31% de l&rsquo;\u00e9chantillon, les proc\u00e9dures d&rsquo;acquisition d&rsquo;un permis de <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">b\u00e2tir sont complexes, selon les r\u00e9sultats de l&rsquo;enqu\u00eate.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">M.Ben Jazia a fait savoir que le secteur de l&rsquo;immobilier en Tunisie <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">repr\u00e9sente 12,6% du PIB et que le secteur du logement repr\u00e9sente 23,5% <\/span><span style=\"font-size: 12pt; font-family: georgia,palatino;\">du total des investissements.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: georgia,palatino;\">La Tunisie compte 2,405 millions de logements dont 83% sont habit\u00e9s et<\/span> <span style=\"font-size: 12pt;
